Annual Property Monitoring Service
We will assist you in guarding your property against unlawful encroachment and unauthorised use. Ideal for owners with hectic schedules or those who are unable to visit their home on a regular basis.
|We will conduct an inspection of the property, take photographs and video of the area, and provide you with a report on our findings. Please let us know if there is anything in particular that you want us to keep an eye on while we are on the premises of the property.
|Visits are going to be planned, pictures are going to be taken, and a report is going to be sent out at regular intervals. It is possible to accommodate ad hoc visits on request, provided that they fall within the parameters of the total number of visits and that adequate notice is given.
|You will be informed as soon as possible in the event that any encroachment or attempt to encroach the property, misuse, or deterioration that would negatively affect the property is observed. In cases of substantial encroachment, we will assist you in filing a complaint with the local police station, if doing so is required by the circumstances.
|You have the option of installing a signboard indicating that this property is being watched and is in the care of TTK if it is a plot and already has a fence surrounding it if your land is already fenced in.

Annual Tenant Management Service
We will assist you in managing your renter, collecting rent, resolving any small complaints that may arise, and ensuring that periodic inspections and reports are carried out. Perfect for non-resident aliens (NRIs) or persons who are simply too busy to manage it themselves.
We will conduct an inspection of your property, take photographs, and compile an inventory report of all the objects that are currently located on the premises (furniture, fixtures, etc.).
We will assist you in drafting the rental agreement with your renter and putting the agreement into final form. You have the option of granting us or your representative a limited or specific power of attorney if you are unable to be physically present in India. When this occurs, additional fees for the adjudication of the power of attorney as well as the lawyer’s fee will be incurred.
Explaining Restrictions and Responsibilities to the Tenant
At the time that the rental or lease agreement is being signed, we will discuss with the renter any limitations, restrictions, and duties that pertain to the property’s usage with regard to the rental unit.
Exit Inventory Check
When your tenant vacates either because the lease time has come to an end or because the lease was terminated, we will perform a comprehensive inventory check using the inventory list. After that, a report for the final settlement will be emailed to you. It is possible to offer direction.
The package consists of four (4) inspections that can be performed throughout the year at regular intervals or on an as-needed basis. Actual visits will only take place if a prior appointment has been made, and tenant availability will be taken into consideration. Following the inspection, a report will be transmitted. Rent Collection and Maintanance Support

Utility Bill Payment
If the money is received in a timely manner, we will be able to assist you in paying your utility bills (such as those for power, water, and maintenance). This aid is only applicable to payments that are made directly from you, and it is not applicable to payments made by tenants.

Home Improvement or Repairs
We will provide assistance to you in locating qualified vendors for the purpose of making renovations or repairs in your property. Interiors, modular kitchens and wardrobes, home automation and security, solar power, rainwater harvesting, water proofing, painting, and other repairs are some of the services that we offer.
After we have received your request, together with the specifics of your property and the criteria you have, we will conduct an evaluation, and if it is feasible, we will ask you to pay the initial service cost.
After communicating the requirement to two or three of our vendors, we will get price estimates from those vendors.
You are free to choose a vendor on the basis of the price bids, but you will be responsible for paying both the vendor’s costs and our service fees for monitoring.
A down payment will be given to the provider, and a member of our executive team will be in charge of coordinating the start of the work.
The work will be monitored until it has been finished, and reports will be supplied either on a daily basis or as the work progresses, whichever comes first.
After we have finished the assignment, we will conduct an assessment of the work and provide you with a comprehensive report, including photographs and any other evidence that may be relevant.
After you have confirmed everything by checking the report and making any necessary corrections, the final payment will be sent to the vendor.
